The idea for TellurideCondos.com was born out of the countless conversations and meetings I've had over the past year sorting out the Telluride condo market for potential investors and owners. Given the current and new build out of this market, the amount of information was overwhelming for many.
The problem was two-fold:
- Lots of new projects with vastly different value propositions.
- No standardized way of comparing condos from different projects (e.g. ski access, amenities, views, etc).
The goal of TellurideCondos.com is to:
- Provide a complete and easily navigatable overview of ALL Telluride/Mountain Village condo developments.
- Provide extensive details on each of the developments.
- Create a standardize measuring system for comparing qualities between developments. This is without doubt, the hardest part. I'm calling it standardized, but it's all my own subjective perspective. I've been calling it the "Ernie Scale" for the past year… but now that I'm making it "official", it's just the TCindex (TellurideCondos Index). The idea here isn't to rank condos from best to worst, it's only to compare so investors/owners can single out the qualities that are most important to them in an investment. The overall average for the most part should be commensurate with the price/ft . It's not perfect and I make frequent changes as new information becomes available, but it's a start and has proven very helpful to many people.
